How Much Does It Cost to Build a Premium Custom Home in Wagga Wagga?
One of the first questions people ask when considering a custom home is also one of the hardest to answer: how much is it going to cost?
For a premium custom home in Wagga Wagga, a realistic construction budget can vary significantly depending on the size of the home, architectural complexity, site conditions, level of finish and what is included within the building contract. A genuinely custom home isn’t selected from a standard inclusions list and priced purely on floor area; it’s individually designed around the site, the people who will live there, their priorities and the level of finish they want to achieve.

What does a premium custom home cost in Wagga Wagga?
This is the one figure worth anchoring on: at Lancaster Homes, our custom home building contracts typically range from approximately $900,000 to $3 million including GST, with the majority of our homes currently sitting between $1.2 million and $1.6 million. We are also seeing larger, more architecturally complex luxury homes moving upwards of $2 million and beyond.
The better question is often not simply “What does a custom home cost?” but: “What can we design and build well within the budget we’re comfortable investing?”
The final cost within that range is shaped by a handful of consistent factors. We cover each in detail elsewhere in this knowledge centre, but in brief:
- Size and shape of the home: larger homes generally cost more, but an efficient floor plan matters almost as much as overall floor area.
- Site conditions: slope, soil, rock, access and services can shift a budget substantially; we go into this in full in our guide to site conditions and cost.
- Architectural complexity, glazing, joinery and finishes: where a home’s character comes from, and where budgets are most often under- or over-estimated; covered in our guide to what actually costs more in a premium home.
- Pools, landscaping and external works: often assumed to be included in a building contract when they typically aren’t (more below).
A smaller architecturally complex home with extensive glazing, natural stone and custom joinery can easily cost more than a substantially larger home with a simpler form and specification. This is why comparing custom homes purely on size can be misleading.
How much does it cost per square metre to build in Wagga Wagga?
Cost per square metre is one of the most common ways people try to establish an early building budget. It can be useful as a very broad feasibility tool, but it becomes much less reliable once you start designing a premium custom home.
Imagine two 350m² homes. One is a relatively simple single-storey rectangular home on a flat site with standard ceiling heights and straightforward construction. The other has multiple levels, large spans, extensive floor-to-ceiling glazing, feature masonry, high ceilings, architectural roofing, custom joinery and significant retaining walls.
Both homes might technically be 350m², but their construction costs could be dramatically different.
There is another problem with square-metre comparisons: not everyone calculates the area the same way.
Garages, verandahs, alfresco areas, balconies and external structures can significantly change the calculation. A large covered outdoor area costs substantially less per square metre than an intricately detailed kitchen or ensuite, yet both may be included when calculating the home’s overall area.
For this reason, we prefer to use square-metre rates only as an early feasibility check, rather than as a method of determining what a finished custom home will cost.

What about pools, landscaping and external works?
This is an important distinction when discussing construction budgets: the contract value covered above is generally for the house itself, not the finished property.
Depending on the project, additional expenditure on top of that contract figure could include:
- Swimming pool
- Landscaping
- Fencing, gates and driveways
- Retaining walls
- Outdoor kitchens, sheds and tennis courts
- Water tanks and rural services and infrastructure
At Lancaster Homes, our typical contract values generally don’t include the swimming pool. Landscaping may or may not form part of our contract depending on how the client wants the project delivered.
If your objective is to have the entire property completed at handover, it is important to establish a whole-of-project budget, rather than allocating every available dollar to the house itself.
Frequently Asked Questions
What is a realistic budget for a premium custom home in Wagga Wagga?
As a guide, most of our current builds sit between $1.2 million and $1.6 million, with the full range extending from around $900,000 up to $3 million or more at the luxury end. Rather than starting with a price per square metre, we recommend establishing your overall investment range and then determining what can realistically be designed and delivered within it.
Does that price include a pool and landscaping?
Generally, no. As above, our typical contract values don’t include the swimming pool, and landscaping scope varies by project.
Is a double-storey home more expensive?
Not necessarily on a total-project basis. Double-storey construction introduces additional structural requirements, stairs and scaffolding, but it can reduce the building footprint, roof area and slab area. The site and design need to be considered as a whole.
Are sloping blocks more expensive to build on?
Generally, yes. Excavation, retaining, structural engineering and access can increase costs, though sloping sites can also create opportunities for views and architecture not possible on a flat block. We cover this in full in our guide to site conditions and cost.
Start With the Budget, Not the Quote
Building a premium custom home is a significant investment, and there is no universal formula for determining exactly what your home will cost. As outlined above, the range is broad because it reflects genuinely different homes, not one standard product.
More important than any single number is making sure the budget, architecture, interiors and construction methodology are considered together from the beginning.
If you’re considering building a premium custom home in Wagga Wagga or the surrounding Riverina, having an early conversation about your site, ideas and investment range can help establish what is realistically achievable before you commit too far into the design process.
